A business sale or "bulk" sale Escrow is processed when a business is being sold to a Buyer from the Seller who is currently operating the business.  Process of processing a bulk escrow is different from the escrow involving real property and requires a specially trained and experienced Escrow Officer.  Many years of experience is a must to work in our office and to process the bulk escrow.

Requirements to “open” a Bulk Sale escrow:

A copy of the Purchase Contract, all counter Offers and Addendums signed by all parties.

Name, address, phone number and e-mail address of the Buyer.

Name, address, phone number and e-mail address of the Seller 

unless Seller is represented by a real estate agent in which case the agent’s information is required.  Legal name being used for the purchase.  Final acceptance date.  A list of contingencies (i.e. approval for a new loan, selling another business).

 Whether opening with a conventional or FHA  loan, Unity Escrow understands that every lender has different  requirements and loan process. Our detailed oriented team makes it a  priority to learn and be familiarized with a variety of lender  requirements in order to prevent a delay in close of escrow. We also  ease borrowers by preparing them in advance for loan document signing so  that it is quick and easy.

 Short sale transactions can be rather  tedious for all parties due to extra requirements that may be  overwhelming to homeowners in order to successfully close escrow. Our  team unites each party involved to make sure all lender and escrow  requirements are met for a much smoother close of escrow. In addition,  we understand that the shortsale process can be a time consuming and  cumbersome procedure. Upon request, we offer clients who are considering  shortsale, the processing service to get them started and get  pre-approved by their lenders to avoid foreclosure.

 Unity Escrow understands investing in a  property can be very stressful since there is a short term goal of  purchasing then selling a property, and possibly continuing this process  with multiple properties.  Although beneficial for prospective  investors and buyers looking for good deal, an REO transaction can also  become a “nightmare” transaction due “as is” conditions, possible liens  and judgments on the property, and longer processing time. Escrow  Officers at Unity Escrow, Inc. are fully commissioned Public Notaries  that provide notary services for walk-in and appointment based clients.  The knowledge and familiarity of variations of loan documents from  lenders and other legal & record-able documents put our clients at  ease during signing. Mobile notary services can be provided upon request  and appointments and service can be made with your Escrow Officer.
