~ How do I open Escrow? Call or Email our Escrow Officer and ask to "open escrow" or for an OPENING SHEET, that 's all it takes. Once we receive the information we guide you through the Escrow Process. Have the Property Address and Names ready.
~ What is Escrow? A legal procedure that involves the depositing/disbursing of funds, deeds, and other documents to a neutral, unbiased third party (Escrow Holder) until all requirements and conditions are met to officially transfer real property. In other words, we make sure there’s no “phishy” business going on in the entire process of purchasing/selling or refinancing your home!
~ The 2 magic phrases to look for in escrow are: "Loan has been funded!" and “Recording has been confirmed!”
~ Omitting or concealing any liens and/or judgments will only delay and complicate the escrow process…remember, anything recorded is considered a public record!
~ Yes, you need to bring a valid form of photo ID and yes, all parties need to be present during loan doc signing…and maybe a pair of eyeglasses couldn’t hurt.
